Homes and buildings in Borough Park
Borough Park grew out of the hamlet of Blythebourne, laid out in 1887, and the larger development that began in 1902. Its side streets are lined with attached brick row houses and semi-detached two-family homes, with a scattering of older detached houses, and shopping runs along 13th, 16th and 18th Avenues.
The neighborhood is known for building work. In the 1990s the Buildings Department issued more permits for private construction here than in any other residential part of Brooklyn, and a 1992 special zoning district let buildings cover up to 65 percent of a lot. In practice many houses have rear or upper extensions, larger kitchens and bedrooms, and newer multi-family buildings stand beside century-old ones.
That means old wood joists often meet new framing or concrete within the same floor, and one house can contain several generations of subfloor. Ask your contractor what each area is built on before you order, because the answer may differ from room to room.
What to plan for
- Where old rooms meet new additions
- In an extended house, the original floor and the addition rarely line up. Heights differ, subfloors differ, and old joists may run a different direction from new ones. Plan transitions before you choose a product. Running one engineered floor through both areas is common, but the subfloor has to be flattened and the board direction chosen to work across both.
- Large, busy kitchens
- Enlarged kitchens see heavy foot traffic, spills and frequent cleaning. If you want wood through the kitchen, a hard finish and quick cleanup of standing water matter. Many households choose waterproof vinyl plank instead, or vinyl tile in the cooking area with wood in the dining space. Check each product's warranty language on water exposure. A mat at the sink and dishwasher adds protection for any floor.
- Builders and multi-unit projects
- On multi-family projects, consistency across units, sound control between floors and reorder availability matter more than in a single home. Choose one product line for all units, confirm the underlayment your building's acoustic requirements call for, and order some overage for future repairs. Our trade page handles samples and project quotes for contractors and developers. A consistent product also makes future repairs between units simpler.
Floors that suit Borough Park
- Engineered woodRuns across old joists and new framing in extended houses, stays stable in wide planks, and can be nailed, glued or floated. That flexibility helps when one floor has to cover very different subfloors.Browse engineered wood
- Solid hardwoodSuits original rooms in older row houses with sound wood subfloors. It can be sanded and refinished many times, which matters in busy homes where floors take heavy daily wear.Browse solid hardwood
- Vinyl flooringA strong pick for large kitchens, playrooms and basements. Waterproof vinyl plank stands up to spills and cleaning, and it is a common choice for builders finishing multiple units to one standard.Browse vinyl flooring

Common questions
Do you work with builders and contractors in Borough Park?
Yes. We sell to homeowners and to the trade, including contractors, developers and property managers. Our trade page has a sample and project quote form.
Can one floor run through my original house and a new extension?
Often, yes, if the subfloors are brought to the same height and flatness. Engineered wood is a common choice because it can go over different subfloor types.
What floor holds up best in a big family kitchen?
Waterproof vinyl plank is the most forgiving with spills. If you prefer wood, engineered with a durable finish works when water is wiped up promptly.
