Flooring for Bay Ridge co-ops and row houses

Modern Wood Flooring is a Brooklyn showroom at 446 Avenue P, open since 2002, serving Bay Ridge and the rest of the borough. Bay Ridge combines apartment buildings along Shore Road with row houses and newer condos inland. Engineered wood over a sound-rated underlayment fits most apartments, while row houses on wood joists can take solid hardwood.

Homes and buildings in Bay Ridge

In the mid-1800s Shore Road was lined with country villas, and by World War II most had been replaced by apartment buildings. The number of apartment buildings in Bay Ridge grew fivefold in the 1920s, and the six-story buildings along Shore Road, many of them co-ops today, are among the tallest in the neighborhood. They are built on concrete slabs, and many have steam heat, which dries the air in winter and affects how wood floors behave.

Inland, Bay Ridge has brick and limestone row houses and some protected blocks, such as the 54 row houses of Doctors' Row on Bay Ridge Parkway, built in the 1900s and 1910s and designated a historic district in 2019. In the 1990s and 2000s many two-family houses were replaced with condominium buildings, so some blocks mix century-old joists with much newer construction. The row houses sit on wood joists, often with original oak in the front rooms, while the condos usually have newer plywood or concrete floors.

What to plan for

Shore Road co-op approvals
Most co-ops expect an alteration agreement, board approval and proof of insurance before flooring work begins, and many specify a minimum sound rating for the underlayment. Some also restrict work hours or require deliveries through a service entrance. Get the building's rules in writing, then choose a floor and underlayment that meet them. Ask whether the board keeps a list of approved products.
Slabs and floor height
On a concrete slab, engineered wood can be glued down or floated, and vinyl plank floats. Each option adds a different height once underlayment is included. Check that doors, the entry threshold and kitchen appliances will clear the new floor. The slab also has to be flat and dry within the product's stated limits. An undercut door jamb lets the new floor slide underneath for a clean edge.
Row house floors with history
Older row houses often have original oak in the front rooms and later floors in kitchens and rear extensions. Matching species and board width keeps rooms consistent when you patch or extend. Where a two-family row house has a rental unit, a tougher, water-resistant floor there can make turnover between tenants easier. Rear extensions may also sit on a different subfloor than the main house.

Floors that suit Bay Ridge

  • Engineered woodThe common choice for Shore Road co-ops. It can be glued or floated over a slab, works with sound-rated underlayments, and gives you a real wood surface where nail-down installation is not practical.Browse engineered wood
  • Solid hardwoodFits brick and limestone row houses on wood joists. Solid oak can be nailed down, matched to original floors in older rooms, and refinished many times over the years, which suits a house you plan to keep.Browse solid hardwood
  • Vinyl flooringA practical choice for rental units, kitchens and basements. Vinyl plank resists water and scratches, and many products are designed for use with the sound underlayments buildings require. It can be replaced room by room.Browse vinyl flooring
